Florida MLS questions, answered
- How many MLSs are there in Florida?
- Florida is served by 20 multiple listing services. Coverage is not evenly split: Stellar MLS is the primary service for 21 counties across central Florida, while several boards serve a single county or operate only alongside a neighboring MLS.
- Can one Florida MLS membership cover the whole state?
- No. Florida has no statewide MLS. Membership is organized through local REALTOR associations, so agents working across regions typically hold a primary membership plus one or more secondary memberships. Some MLSs also share data with neighbors, which extends what you can see without joining.
- What is secondary MLS membership?
- Secondary membership lets an agent or brokerage join an additional MLS while paying state and national REALTOR dues through their primary association. Most Florida boards ask for a Letter of Good Standing from the primary board and charge local dues plus MLS fees only.
- Do I have to join a REALTOR association to get MLS access in Florida?
- Not always. Following NAR’s 2026 MLS Handbook update, association membership is a recommended rather than mandatory condition of MLS participation, and several Florida boards publish MLS-only access tiers for licensees who belong to another association.
- Does my brokerage have to pay for every agent when it joins a new MLS?
- No. Under NAR’s MLS of Choice policy, an MLS may not charge a participating brokerage for licensees who waive access, so only the agents who actually opt in generate fees.
